How much is this going to cost me?

Carl Specter’s initial valuation of your property is free of charge. You only pay our commission when we successfully sell your property.

How do I prepare my property for sale?

It is difficult to view your property objectively if you live there and have made it your home. An agent can act as a third party mediator to suggest small home improvements that can be made such as deep cleaning, painting and accessorising. De-cluttering is usually the best place to start and is the most cost-effective way to present your home in the best possible light.

Do I need an Energy Performance Certificate (EPC)?

Current legislation requires you to obtain an EPC to give an indication of how energy efficient your property is. This must be arranged within seven days of us marketing your property. Don’t worry if you don’t already have an EPC as our team can help you source one quickly and efficiently. An EPC will last for 10 years and give an indication of how much the winter bills are likely to be, so don’t put off installing that new boiler or insulation – it will attract more customers if you do this before you bring the property to market.

When can I expect viewings to take place?

Carl Specter’s conduct viewings 8am—7pm Monday to Friday, 8am—4pm Saturdays and by appointment on Sundays. Rest assured that we will never disturb you as we always confirm a suitable time in advance. It is advisable for you to vacate the property in advance of a viewing, but not always essential.
Before a viewing please make sure the property is tidy and free of unpleasant smells or pet odours. Please also ensure keys are available to open windows, fire escapes or a garage if you have one.
Finally, we will always make contact after any viewing to provide you with appropriate feedback.

How long does it take to find a buyer?

At Carl Specter’s, it is not uncommon for us to find a buyer for your property in a matter of days or even hours. We employ the use of all the relevant portals as well as strategic marketing methods including our dedicated iPhone app to ensure we find you a buyer as quickly as possible.

What happens if there’s an offer?

As soon as we receive an offer we will always inform you both verbally and in writing. Then there will usually be some element of negotiation on terms and price which will all be handled by our dedicated team of experts.

What happens after I accept an offer?

You will need to appoint a solicitor to prepare a Contract of Sale. Don’t worry if you do not have a contact in mind as our team will be very happy to recommend a good conveyancer. In order to prepare your Contract of Sale, your solicitor will need certain documents from you. These can take a while to source, so it’s a good idea to obtain them in advance.
Once you have appointed a solicitor, they will issue the Contract of Sale to the buyer’s solicitor who will make the necessary enquiries and complete a satisfactory local search before proceeding to exchange of contracts.
